THE PROCESS
A member of our team speaks with you or your broker, gathers the property details you have, and follows up with an initial view of fit and next steps.
You receive a written option or purchase proposal that spells out price, timing, access, and responsibilities before anything is signed.
After the agreement is signed, we arrange and pay for the studies, utility coordination, engineering, and permit work, with direct updates along the way.
When the agreed conditions are met, our counsel coordinates the closing documents and you receive the purchase payment on the terms established at the start.

WHAT WE BUILD
After construction, the facility is a quiet, low-traffic land use with no smokestacks. It is planned with landscaping and setbacks that respect nearby roads and properties.
Its long-term presence supports a steady local tax base and a handful of permanent skilled jobs. We work through the public review process and address access, utilities, screening, and site operations before construction begins.
COMMON QUESTIONS
No. The studies, engineering, utility work, and permitting needed for our review are on us.
A land option gives us the exclusive right, but not the obligation, to purchase the property during an agreed period. The agreement states the option payments, purchase price, access rights, timing, and other responsibilities in writing.
You remain the owner during the option period and continue paying property taxes unless the written agreement says otherwise. The purchase transfers only if we exercise the option and close.
Land agreements can move in months, while utility and public approvals can take months to years. We set the expected schedule in writing and keep you informed when timing changes.
Usually, yes. The agreement describes permitted uses and the access we need for surveys and studies, so both sides know what can continue during the option period.
The option lapses according to the agreement, you keep the option payments already made, and the land remains yours without our agreement encumbering it.
